Our client in the Caribbean is looking to add a Property/Strata Manager to their growing team. Relocation is required!
The key responsibilities of this position include:
- Develop and manage annual budgets for the property
- Collect monthly levies/fees from owners and oversee the property's finances, including bill payments and account management
- Maintain accurate financial records and prepare financial statements and reports for the strata council or property owners
- Coordinate and supervise maintenance and repair work on common property and amenities to ensure they are well-maintained and safe
- Manage contracts with vendors and service providers, ensuring high-quality work and cost-effectiveness
- Conduct regular property inspections to identify maintenance needs
- Organize and attend strata council meetings and annual general meetings, including preparing agendas and minutes
- Ensure compliance with local, state, and federal laws, including health and safety regulations
- Manage property records and documentation, including by-laws, rules, and meeting minutes
- Act as the primary contact for property owners, tenants, and other stakeholders
- Address and resolve resident complaints and issues promptly and effectively
- Communicate important notices, updates, and information to residents and owners
- Provide guidance to the strata council or property owners on legal and regulatory requirements
- Ensure compliance with strata property legislation and other relevant laws
- Manage and resolve disputes among residents or between residents and the strata council
Requirements
The qualifications for this position include:
- Bachelor's degree in property management, real estate, business administration, or a related field (preferred)
- 5-10 years of experience in property or strata management
- Strong financial acumen and budgeting skills
- Excellent organizational, communication, and interpersonal abilities
- Proficiency in mediating and resolving conflicts
- Knowledge of local property and strata management laws and regulations
- Proficiency in property management software and QuickBooks
