Job Description

A large non-profit affordable housing developer is looking to add a Senior Project Manager to their ever-growing team.  This company has worked for 50 years to create more than 8000 apartments through affordable rental housing development projects, with a thriving portfolio that will only expand within the next couple of years.       


The Director of Asset Management will largely oversee the company's portfolio of approximately 3,100 affordable residential units in 51 buildings in the Bronx, Manhattan, and Brooklyn.

This position is hybrid.


The minimum responsibilities of the Director of Asset Management will include:

  • Ensuring property performance, in coordination with third party property management
  • Improving reporting processes and establishing review protocols
  • Analyzing metrics that quantify the performance of the portfolio for monitoring and reporting to Senior Management and the Board of Directors.
  • Overseeing portfolio-level strategy, policies, and procedures in an array of areas including risk management, renters insurance, legal action, and others.
  • Developing and implementing project-level action plans to improve performance
  • Ensuring that income is maximized
  • Reviewing annual budgets and evaluating property plans to ensure that cash flow will meet goals and objectives
  • Monitoring real estate tax abatement terms and compliance
  • Evaluating work order reporting and engaging with residents 
  • Reviewing recommendations from property management for large capital expenditures
  • Collaborating with property management to improve general maintenanceReview long-term capital plans, reserve balances, and recommend financial restructuring and repositioning as appropriate.
  • Ensuring that reporting requirements for lenders, investors, and other partners are delivered accurately and on time
  • Participating in strategy development for pipeline projects
  • Managing staff and relationships with lenders, investors and partners



Requirements

The minimum requirements of the Director of Asset Management are:
  • At least 7-10 years of experience in asset management, property management, and/or real estate operations, particularly for affordable rental properties including LIHTC and Section 8. Preference for candidates with experience working for property owners
  • Strong familiarity with building systems and general property management
  • Proven experience supervising staff
  • Experience with financial reporting and analysis, including proficiency with Excel
  • Strong organizational, financial, analytical, communication, and writing skills; detail-orientedness
  • Ability to work in a fast-paced environment, complete multiple tasks with simultaneous deadlines, and prioritize projects
  • Strong written and oral communication skills
  • Available for frequent local travel (within walking distance of public transit) and occasional weeknight work
